(CASA NICOSIA)

CV House is located on the southern edge of the Cypriot capital, in the urban expansion area of Lakatamia. 

 

Exposed to a semi-arid climate, with average annual temperatures between 13ºC and 26ºC, the aim was to create a mediterranean environment, softening the intensity of sunlight and optimizing the natural ventilation of the interior spaces.

Through ample shading, exterior pergolas and ‘brise-soleil’ façades, the house was designed to provide a comfortable and balanced experience - to which the landscaped outdoor spaces, densely occupied with native species, also contribute.

 

The intervention is based on four essential premises: functional adequacy, corresponding to the comfort needs of a family's daily life; the creation of a ground floor with the greatest possible spatial amplitude, relating to the covered outdoor spaces and garden areas; the guarantee of privacy within the plot - an essential condition, given that it is bordered to the north and west by urban streets; and eco-efficient performance, making the most of passive ventilation and thermal control systems.

 

The ground floor is built in an ‘L’ shape, allowing a greater level of privacy for the interior of the plot, while at the same time providing ample private outdoor space.

 

The access is located to the west, at the north end, providing quick access to the library/office and simultaneously to the living area - the epicenter of the house: a space with double-height ceilings, which extends in ‘open space’ to the dining room and kitchen.

All these spaces provide total visual permeability with the garden and pool area, through continuous glazing, located under a large shading plane - an interior-exterior transition space.

 

On the upper floor, accessed by a “free step” staircase set into a large exposed concrete wall, are the private spaces, including a covered outdoor area to the east with a privileged view though the garden.

 

In terms of materiality, the ground floor is made up of earthy materials such as concrete, local stone and iroko wood, which form the basis of a white, geometric and abstract volume on the upper floor.
